Rm of Eyebrow Farm Land for Sale

Farmland for Sale in the RM of Eyebrow No. 193

The Rural Municipality of Eyebrow No. 193 sits in south-central Saskatchewan along the Highway 19 corridor between Moose Jaw and the Elbow of the South Saskatchewan River, approximately 100 km northwest of Regina. The RM takes its name from the village of Eyebrow, a small farming community perched on the edge of the Missouri Coteau—the prominent glacial escarpment that runs diagonally across southern Saskatchewan, creating a dramatic topographic break between the flat Regina Plains to the east and the rolling uplands to the west. This transition landscape gives the RM a varied terrain that includes both the level lacustrine soils of the old lake bed and the hummocky moraine of the Coteau uplands, producing distinct farming conditions within the same municipality.

The village of Eyebrow (population approximately 150) and the slightly larger town of Tugaske to the southwest serve as the local centres, while Moose Jaw (60 km southeast) provides full urban services. Highway 19 connects the RM to the Trans-Canada Highway, and the CP Rail mainline crosses through the area, supporting grain movement to Thunder Bay and Vancouver. Soils range from Dark Brown to Brown depending on position—the lower-elevation eastern portions carry heavier Dark Brown clay loams with stronger moisture retention, while the Coteau uplands tend toward lighter Brown soils that are drier and more variable. This soil zone transition within a single RM creates a diverse agricultural profile that supports both grain and livestock operations.

Agricultural Character of the RM of Eyebrow

Grain production on the better soils in Eyebrow centres on spring wheat, durum, canola, and lentils, with durum and lentils performing particularly well on the heavier clay flats in the eastern portion of the municipality. These lacustrine soils rate Class 2 to 3 under the Canada Land Inventory and produce reliable yields when managed with appropriate rotations and stubble practices. On the Coteau uplands, farming shifts toward a more extensive model—lower inputs, wider rotations, and greater reliance on drought-adapted crops like mustard and chickpeas. Quarter sections in the upland zone may carry fewer cultivated acres due to stones, knolls, and slough complexes, but they can be acquired at significantly lower per-acre costs than the flat grain land below the escarpment.

Livestock operations take advantage of the Coteau’s native grassland and the hay land along coulees and creek bottoms. Cow-calf herds are common in the western and northern portions of the RM, where the rougher terrain limits cultivation but provides excellent natural shelter and grazing. The proximity to the South Saskatchewan River valley—the Gardiner Dam and Lake Diefenbaker lie just to the northwest—means that some producers have access to irrigated land for hay and greenfeed production, extending the feed base beyond what dryland conditions alone would support. Hunters and outdoor enthusiasts also value the Coteau landscape for its mule deer, whitetail, and waterfowl populations, adding a recreational dimension to land ownership in this area.

Why Buy Farmland in the RM of Eyebrow

Eyebrow offers a unique value proposition for buyers who want diversity within a single municipality. The combination of productive lentil and durum land on the eastern flats and lower-cost ranch and pasture land on the Coteau creates opportunities for mixed operations that would require purchasing across multiple RMs elsewhere. The proximity to Lake Diefenbaker also opens up irrigation potential that is increasingly valuable as water becomes a more critical factor in agricultural planning across the prairies. For grain farmers, the heavy clay soils in the lower portions of the RM deliver dependable pulse crop yields that pencil out well against current land values.

Investors will find Eyebrow attractively priced relative to the Moose Jaw–Regina corridor, with the added bonus of scenic Coteau landscapes that enhance the recreational and lifestyle value of larger land holdings. The demographic transition underway in many small-town Saskatchewan communities means that multi-generational farm operations in the RM are approaching succession decisions, and land that has been tightly held for decades is beginning to come to market. Buyers who position themselves in this area now will be well-placed to capitalize on these opportunities as they arise.
