Farmland for Sale in the RM of Dufferin No. 190

The Rural Municipality of Dufferin No. 190 occupies a prominent position in south-central Saskatchewan, centred along the Highway 11 corridor between Regina and Saskatoon—the province’s busiest transportation route. The RM lies within the Dark Brown to Black soil transition zone, approximately 90 km north of Regina, with the Arm River valley and the shores of Last Mountain Lake defining its eastern boundary. This combination of prime agricultural soil and strategic highway access makes Dufferin one of the better-connected farming municipalities in the province. The town of Bethune and the village of Findlater serve as local centres, while both Regina and Saskatoon are within 90 minutes’ drive.

Last Mountain Lake—one of Saskatchewan’s longest and most popular recreational lakes—extends along the RM’s eastern flank, adding a recreational dimension to the agricultural landscape. The lake supports fishing, boating, and cottage development, and the Last Mountain Lake National Wildlife Area (the first federal bird sanctuary in North America, established in 1887) lies at the lake’s northern tip. Soils across the municipality range from Dark Brown clay loams on the upland flats to Black soils in the more sheltered areas near the lake and river valleys. Annual precipitation averages 380–430 mm, and the Highway 11 corridor provides access to grain terminals at both the Regina and Saskatoon hubs, giving producers in Dufferin exceptional marketing flexibility.

Agricultural Character of the RM of Dufferin

Grain farming anchors the RM of Dufferin, with canola, spring wheat, durum, lentils, and field peas forming the standard rotation across the municipality’s arable land. The upland quarters west of Highway 11 tend to carry the most cultivated acres—typically 145 to 155 per quarter on the flat lacustrine soils—while land closer to Last Mountain Lake and the Arm River may have more variable topography and lower cultivation ratios. The soil transition from Dark Brown to Black within the RM means that producers can tailor crop selection to specific quarter characteristics: durum and lentils on the drier Dark Brown quarters, canola and wheat on the more moisture-retentive Black soil parcels farther east.

The K+S Bethune potash mine, situated within the municipality, represents a significant non-agricultural economic anchor. The mine’s development has brought employment, infrastructure improvements, and increased local spending that benefit the broader community. For landowners, proximity to the mine can mean surface lease income on quarters where exploration or ancillary infrastructure requires access. The RM also supports a modest livestock sector, primarily cow-calf operations that utilize hay land and native pasture along the Arm River valley. The combination of grain, potash, and livestock creates a diversified economic base that few rural municipalities in Saskatchewan can match.

Why Buy Farmland in the RM of Dufferin

Dufferin’s location on the Highway 11 corridor between Saskatchewan’s two largest cities gives it a strategic advantage that extends beyond agriculture. The accessibility to urban markets, services, and transportation infrastructure supports strong land values and deep tenant demand, while the underlying agricultural productivity of the Dark Brown to Black soils ensures that the land earns competitive returns regardless of the broader economic context. The K+S potash mine adds an industrial dimension that supports local employment and infrastructure, reducing the demographic decline that challenges more isolated rural municipalities.

For investors, Dufferin offers a compelling blend of agricultural productivity, resource sector exposure, and recreational appeal—Last Mountain Lake properties command premium values for their waterfront or near-water position. For operating farmers, the dual access to Regina and Saskatoon grain terminal networks provides marketing flexibility that can translate into basis advantages over the crop year. As the Highway 11 corridor continues to develop as Saskatchewan’s economic spine, municipalities like Dufferin that sit along its length will continue to benefit from infrastructure investment and population retention.
