The Rural Municipality of Excelsior No. 166 is located in south-central Saskatchewan, approximately 80 km northwest of Regina along the Highway 11 corridor toward Saskatoon. The RM sits within the Dark Brown to Black soil transition zone, with the flat to gently rolling terrain of the central Saskatchewan plains stretching across its full extent. The town of Davidson (population approximately 1,000) borders the municipality and serves as the primary regional centre, providing a hospital, K–12 school, grain elevator, agricultural supply businesses, and the essential services that support the surrounding farming community. Highway 11—Saskatchewan’s main Regina–Saskatoon route—passes through or adjacent to the RM, giving Excelsior among the best highway access of any agricultural municipality in the province.
The landscape of Excelsior is shaped by its position between the Missouri Coteau to the west and the Last Mountain Lake lowland to the east. The western portions of the RM carry more rolling terrain with morainic hills and coulees, while the eastern sections flatten out into the lacustrine soils of the old glacial lake bed. This topographic variation creates a range of soil capabilities within the municipality—from Class 2 upland grain land on the eastern flats to Class 3–4 mixed-use land in the hills—offering options for different farming styles and investment strategies. Cow-calf operations run on native grassland and tame hay, taking advantage of the natural shelter that the hills and coulees provide for overwintering. Some producers in Excelsior operate integrated crop-livestock farms, growing grain on the better land while running 100–300 head cow-calf herds on the rougher quarters. The proximity to Last Mountain Lake (to the east) and the South Saskatchewan River system (accessible via Lake Diefenbaker to the northwest) adds recreational value—deer, elk, waterfowl, and upland bird hunting are all available in the area, and some larger land parcels incorporate significant recreational amenities alongside their agricultural productivity.
Excelsior’s position on the Highway 11 corridor makes it one of the most accessible agricultural municipalities for buyers based in either Regina or Saskatoon—both cities are within 90 minutes. This accessibility supports strong tenant demand, competitive access to agricultural services, and the kind of lifestyle convenience that can be important for non-resident investors or operators who maintain a home in the city. The diversity of terrain within the RM allows buyers to target specific investment profiles: premium grain land on the eastern flats for maximum cash rent returns, or larger mixed-use parcels in the Coteau hills for integrated crop-and-cattle operations at lower per-acre cost.
