Farmland for Sale in the RM of Martin No. 122

The Rural Municipality of Martin No. 122 is located in southern Saskatchewan, approximately 60 km south of Moose Jaw along the Highway 2 corridor toward Assiniboia. The RM sits squarely in the Brown soil zone—the driest and warmest agricultural region in the province—where the short-grass prairie once stretched unbroken from horizon to horizon. Today the landscape is a mix of cultivated grain land on the better soils and native rangeland on the rougher terrain, with scattered alkali lakes, seasonal creeks, and coulees providing topographic relief across an otherwise open plain. The village of Caron lies along the Trans-Canada Highway at the RM’s northern edge, while Mortlach and the broader Moose Jaw service area provide the nearest full amenities.

Highway 2 bisects the municipality north–south, connecting Martin directly to Moose Jaw (the province’s fourth-largest city) and south to the ranching communities around Assiniboia and Gravelbourg. The CP Rail mainline crosses the northern portion of the RM along the Trans-Canada corridor, and inland grain terminals at Moose Jaw and Caron provide competitive grain marketing access. Brown soils here are light to medium-textured loams and clay loams that warm up quickly in spring and respond well to careful moisture management. Annual precipitation averages 310–360 mm, making water conservation through stubble retention and extended rotations critical to sustained crop production.

Agricultural Character of the RM of Martin

The RM of Martin supports a dual agricultural economy of dryland grain farming and cattle ranching. On the better upland soils—rated Class 3 to 4 under the Canada Land Inventory—producers grow spring wheat, durum wheat, mustard, lentils, and chickpeas using direct-seeding systems designed to maximize moisture conservation. Durum and mustard are particularly well-suited to the Brown soil zone’s warm, dry growing conditions, and both crops command premium prices that help offset the lower absolute yields compared to higher-moisture areas. Most cultivated quarter sections carry 135 to 150 acres, with the balance in native grass, alkali flats, or rough terrain.

Ranching is deeply rooted in Martin’s identity. Large cow-calf operations utilize extensive native grassland—blue grama, spear grass, and western wheatgrass—that provides quality forage through the growing season. Carrying capacity averages 15 to 25 acres per animal unit month depending on range condition, and Crown grazing leases supplement deeded pasture for many operations. The Old Wives Lake area to the east (one of Saskatchewan’s designated Important Bird Areas) adds ecological significance to the landscape, and the coulees and creek systems that feed into it support mule deer, whitetail, and pronghorn antelope populations that make this area popular with hunters. Surface lease income from scattered oil wells in the Williston Basin fringe adds a third revenue stream for some landowners.

Why Buy Farmland in the RM of Martin

Martin appeals to buyers who want scale at an accessible price point. Per-acre land values in the Brown soil zone are among the lowest in Saskatchewan, allowing operators and investors to assemble large contiguous land bases—measured in sections rather than quarters—at capital costs that would be impossible in the Dark Brown or Black soil zones. For ranchers, the native grassland here is some of the best-preserved in the province, and the combination of deeded land, Crown lease access, and potential oil revenue creates a multi-layered income structure. For grain farmers, the premium crop options (durum, mustard, chickpeas) available in this zone help close the revenue gap with higher-moisture areas.

The proximity to Moose Jaw—with its hospitals, equipment dealers, and grain terminals—provides infrastructure access that many Brown soil zone municipalities farther south and west cannot match. Highway 2 is a well-maintained asphalt route year-round, and the CP mainline ensures that grain logistics remain competitive. Buyers looking for a ranching lifestyle, a large-scale dryland grain operation, or a diversified land portfolio at Western Canada’s lowest price-per-acre entry point will find Martin well worth investigating.
