Saskatchewan farmland prices vary significantly depending on the soil zone. Black soil — found primarily in the eastern and north-central parts of the province — commands the highest prices, while brown soil in the southwest trades for less.

What Is Driving Saskatchewan Farmland Prices?

Several factors continue to push farmland values higher across the province:

  • Limited supply. Farmland is a finite resource. There is no more being made, and the amount of productive agricultural land in Saskatchewan is essentially fixed. When demand stays strong and supply is tight, prices go up.
  • Strong commodity prices. Canola, wheat, lentils, and other Saskatchewan staples have traded at historically strong levels in recent years, giving farmers the cash flow to expand their land base.
  • Low interest rates (historically). While rates have risen from their 2020-2021 lows, agricultural lending rates remain manageable for most operations, keeping demand for land strong.
  • Institutional and investor interest. More pension funds, investment groups, and out-of-province buyers are looking at Saskatchewan farmland as a long-term asset. This added demand puts upward pressure on prices.
  • Generational transfers. As older farmers retire and the next generation decides whether to keep or sell, many quarters are changing hands — often at premium prices as neighbours compete to expand.

  • Farm Credit Canada (FCC) Reports — FCC publishes annual and semi-annual farmland value reports breaking down growth by province and region.
  • MLS Sold Data — Your REALTOR® can pull recent comparable sales from the MLS system, which includes sale prices, days on market, and property details.
  • ISC Land Titles — Saskatchewan's Information Services Corporation records all land transfers, though you will need to search by legal description.
