Farmland for Sale near Martensville, Saskatchewan

Martensville is a city of roughly 10,000 people on the northern edge of the Saskatoon metropolitan area, connected to the province's largest city by a short drive down Highway 12. Like its neighbour Warman, Martensville has experienced rapid residential growth over the past two decades, transforming from a small agricultural service town into a full-fledged suburban community with new schools, commercial development, and young families. The farmland immediately surrounding Martensville remains actively cultivated, however, and the contrast between new housing subdivisions and wide-open canola fields is one of the defining features of this part of the Corman Park landscape.

Martensville sits within the RM of Corman Park No. 344, which wraps around Saskatoon and contains some of the highest-value agricultural land in Saskatchewan. The soils are Black chernozems—deep, fertile, and ideally suited to the canola-wheat-pulse rotations that dominate central Saskatchewan agriculture. For farmland buyers, the Martensville area offers a compelling proposition: top-quality cropland that generates strong annual returns, situated in the path of one of western Canada's fastest-growing urban corridors, with all the amenities of a modern suburban community minutes away.

Agricultural Character of the Martensville Area

The farmland north and west of Martensville is classic central Saskatchewan grain country. Black chernozemic soils on flat to gently rolling terrain support robust yields of canola, hard red spring wheat, barley, peas, and lentils. The area's precipitation profile—typically 380–420 mm annually—is well-matched to these crops, and the deep soils provide excellent moisture-holding capacity that buffers production in drier years. Farm operations in the Corman Park area tend to be large and well-capitalized, with operators investing heavily in precision agriculture technology, variable-rate application, and advanced crop scouting.

The proximity to Saskatoon's agricultural infrastructure is a major advantage. Multiple grain terminals along the CN and CP mainlines sit within a 30-minute haul, and the city's crush plants, pulse processors, and specialty crop facilities provide diverse delivery options. The University of Saskatchewan's research farms and extension services are nearby, giving local producers early access to new varieties and agronomic practices. For operators who value efficiency and market access, there are few better locations in the province to farm than the Martensville–Warman–Saskatoon triangle.

Why Buy Farmland near Martensville?

The growth premium is real but not yet fully priced in. Martensville's population has more than doubled since 2001, and the Saskatoon North Partnership for Growth—a planning framework that coordinates development between Saskatoon, Martensville, Warman, and Osler—signals that northward expansion will continue for decades. Agricultural land in this corridor carries both immediate crop value and longer-term development optionality, making it attractive to buyers with different time horizons and risk profiles.

For those focused purely on farming, the economics are straightforward: this is some of the most productive soil in Saskatchewan, with the lowest per-bushel transportation costs in the province and access to the deepest pool of grain buyers. Martensville itself offers excellent schools (including the new Martensville High School), a growing commercial district, and easy commuting access to Saskatoon's employment, healthcare, and entertainment options. Whether the goal is farming, investing, or both, the Martensville corridor checks every box.
